Most leaks start where you can’t see them

Water rarely comes in where the stain shows up. It gets in at the edges: the door threshold, the flashing at the wall, a railing post, a crack in the coating. Then it follows the framing until it finds a ceiling.

So we don’t start with a coating. We start by finding the cause, opening it up where we need to, and showing you what we found before we quote the fix.

We don’t build on bad bones. If the wood underneath is wet or rotted, it gets fixed first.

Why Orange County buildings need waterproofing

Orange County is harder on a building than the weather suggests. Near the coast, salt air and moisture work on coatings, metal and stucco all year. Inland, long dry spells crack surfaces, and then the winter storms find every gap.

Either way, waterproofing is the first line of defense. It keeps water out of the framing, and it keeps mold, rot and structural damage out of the house. Homeowners, property managers and businesses across the county count on it to protect what they’ve invested in.

What we waterproof

From the deck you walk on to the foundation under the house, we install complete systems made for Southern California conditions.

Balconies over living space

A balcony over a bedroom or garage is a roof you walk on. When its waterproofing wears through, the damage shows up inside.

Recoats and complete coating systems for wood and concrete decks, balconies and patios, including the Desert Crete system.

The Desert Crete system

Stairs and walkways

Outdoor stairs and walkways take the most wear. A coating adds slip resistance and keeps water out of the structure.

Walkways & concrete

Roofs, flat roofs and roof decks

Membranes, sealants and protective coatings that extend a roof’s life against Orange County sun and storms.

Flat roof coatings

Foundations and basements

Exterior membranes, drainage and interior sealants to keep foundations, basements and crawl spaces dry year-round, including sump pumps where they’re needed.

Exterior walls

Sealants and barrier systems that keep water out of stucco, concrete and other exterior walls.

Railings

Railing posts tied into the waterproofing so they don’t become the next leak.

Deck railings

Commercial and multi-family

Waterproofing for retail spaces, office buildings and multi-family residences, planned to keep disruption to a minimum.

Signs it’s time for a look

  • Hairline cracks in the coating
  • Soft or bouncy spots when you walk on it
  • Rust stains at the railing posts
  • Peeling at the edges, the drain or the door threshold
  • Stains on the ceiling or wall below
  • A door to the deck that sticks or swells
  • Damp walls, a musty smell or water in a basement or crawl space

Any one of these is worth a free look. Catching it early is usually the difference between a recoat and a rebuild.

Waterproofing questions

Can you just recoat my deck or balcony?

Sometimes. If the surface is sound and dry underneath, a recoat is the right call. If there is water damage or rot under the coating, a new coat just hides it, so we fix that first and show you photos before quoting anything more.

Why do you use one manufacturer’s system?

Every layer of a waterproofing system is made to work with the layers around it. We use one manufacturer’s system from start to finish and don’t mix products, so it performs the way it was designed to.

Where do most balcony leaks come from?

Usually the edges: the door threshold, the flashing where the balcony meets the wall, the railing posts and the drains. That’s why we look there first.

Do you work on commercial and multi-family buildings?

Yes. We waterproof retail spaces, office buildings and multi-family residences, and we plan the work to keep disruption for tenants and customers to a minimum.

What does an estimate cost?

Nothing. Inspections and estimates are free, and the estimate comes in writing with photos of what we found.
