A roof inspection isn’t a home inspection

A home inspector looks at the whole house. A roof inspection looks at the roof, inside and out, done by people who repair roofs every day. It gives homeowners and commercial property owners peace of mind, and it finds problems while they’re still small.

We inspect roofs of every material. If the inspection shows your property needs repairs, we’re certified to handle those too, if you’d like us to.

We tell you everything we find. And help you put it right, without paying more than you need to.

What’s included in a roof inspection

Because we’re family-owned, our inspections are built to protect your home and everything in it.

Interior inspection

We start inside: signs of water damage, a leaking tile or two, and the attic for mold, moisture, aging and openings that could cause trouble later. We may recommend insulation to cut energy use.

Exterior inspection

Then the roof itself: missing tiles, leaks, cracked caulk and damaged flashing. Untrained foot traffic easily breaks tiles and seams, so leave this part to pros.

Repair estimate, if needed

You get a clear estimate for any damage, with materials and labor. If the roof needs replacing, we can help with that too.

Roof repairs

Roof certification

When it’s complete, we can provide a roof certification report for real estate needs.

Why get a roof inspection?

Most people don’t know their roof needs repairs until it’s too late. Weathering and age are the two most common problems, and an inspection helps you find the damage and fix it fast.

You’ll know what’s wrong and what it takes to fix it, so you can reduce your costs and keep your home safe. Don’t put off checking your roof.

Roof inspection questions

How often should I have my roof inspected?

Once a year is a good habit, plus after any big storm or when you see a stain on a ceiling.

Can you provide a roof certification for a home sale?

Yes. After the inspection, we can provide a roof certification report for real estate needs.

What happens if you find a problem?

You get photos and a written estimate for the repair, with materials and labor. You decide whether to have us do it.

Will walking on my tile roof damage it?

Not when it’s done right. Untrained foot traffic is a common cause of cracked tiles, which is one reason to have a roofing crew do the inspection.

Do you inspect commercial roofs?

Yes. Homes and commercial buildings, every roofing material.
