Planned neighborhoods, now at the age where it matters
Most of Laguna Niguel was built in planned communities from the 1970s through the ’90s, much of it with concrete tile roofs and second-story decks and balconies, many on hillsides. The tile lasts. The underlayment, flashing and deck coatings are the parts reaching the end of their life now.
We check what’s underneath before we quote, so you’re paying for what the house needs, not a guess.

Tile roof repair: fix the layer that failed
When a tile roof leaks, the quick fix is to swap the broken tile and seal the spot. Sometimes that’s all it needs. Often the real problem is the underlayment underneath, dried out and cracked after decades in the sun.
We lift the tile and show you what we found. If the underlayment is done, we replace it and re-lay your original tile wherever it’s still sound. That costs far less than a new roof and keeps the look of your street.
More on this: tile roof repair done right and why roof type changes the repair.
We don’t build on bad bones. We’d rather lose a bid than put new work on top of an old problem.

Roofing in Laguna Niguel, start to finish
Many Laguna Niguel homes are at the age where the original roof underlayment is wearing out, even when the tile still looks fine. Here’s the full list of roof work we do in Laguna Niguel.
Repairs & leak tracing
Cracked or slipped tiles, worn underlayment, failed flashing. We find where the water is actually getting in and fix that layer, not just the spot you can see.
Inspection & maintenance
A check once a year and after big storms catches small problems while they’re still small. You get photos of what we found.
Coatings & restoration
On sound flat and low-slope roofs, a reflective coating adds years and keeps the building cooler. On tile roofs we can often keep your tile and replace what’s under it.
New roofs & re-roofing
When repair stops making sense, we replace it: tile, shingle and flat roofs, built to code and cleaned up when we’re done.
Commercial roofing
Flat and low-slope roofs on offices, retail and multi-family buildings, scheduled around your tenants.

Questions we hear in Laguna Niguel
Do I need a new roof or a repair?
It depends on what’s under the tile. If the damage is in one area, a repair is the right call. If the underlayment has failed across the roof, replacing it and re-laying the tile usually costs much less than a new roof.
Do you work with Laguna Niguel HOAs?
Yes. Most homes here are in an HOA, and we’re used to working with boards and property managers alongside the homeowner.
Can you resurface a cracked patio or pool deck?
Yes. We repair the cracks, then apply a slip-resistant decorative coating that holds up to sun and water.
Do you charge for estimates?
No. Estimates are free, in writing, after we’ve looked at the job.
Are you licensed?
Yes. Crank Waterproofing is a licensed California contractor, CA License #1038420.
What causes roof damage in Laguna Niguel homes?
Sun and age, mostly. Many Laguna Niguel roofs still have their original underlayment, and that’s what wears out first. Add wind-lifted tiles and dried-out flashing, and you get leaks that show up long after the damage started.
Do you offer emergency roof repairs in Laguna Niguel?
Yes. Call 949.374.2628. We’ll help protect the house first, then come back and fix the source properly.
How long does a full roof replacement take?
Most homes take a few days to about a week, depending on size, material and weather. You’ll get a schedule before we start, and we clean up when we’re done.
Are reflective coatings a good alternative to a full replacement?
Sometimes. On a flat or low-slope roof that’s still sound, a reflective coating can add years and lower cooling costs for a fraction of a replacement. If the roof is too far gone, we’ll tell you that instead.
Do you work on commercial buildings outside Laguna Niguel?
Yes. We work on commercial buildings across Orange County and into Los Angeles.
