Red tile roofs and ocean air

San Clemente was built around white walls and red tile roofs, and that look still runs through town, from the older neighborhoods near the pier to Talega and Forster Ranch. The tile lasts. What wears out is underneath it, and on the coast the salt air works on every flashing, railing and fastener.

A lot of San Clemente homes also have decks and balconies facing the water, often over living space. Those need waterproofing that holds, not just a fresh coat.

Waterproofing

Roofing in San Clemente, start to finish

Clay tile and ocean air: San Clemente roofs need a crew that knows how to work on tile without breaking it. Here’s the full list of roof work we do in San Clemente.

Repairs & leak tracing

Cracked or slipped tiles, worn underlayment, failed flashing. We find where the water is actually getting in and fix that layer, not just the spot you can see.

Roof repairs

Inspection & maintenance

A check once a year and after big storms catches small problems while they’re still small. You get photos of what we found.

Roof inspections

Coatings & restoration

On sound flat and low-slope roofs, a reflective coating adds years and keeps the building cooler. On tile roofs we can often keep your tile and replace what’s under it.

Roof coatings

New roofs & re-roofing

When repair stops making sense, we replace it: tile, shingle and flat roofs, built to code and cleaned up when we’re done.

New roofs

Commercial roofing

Flat and low-slope roofs on offices, retail and multi-family buildings, scheduled around your tenants.

Questions we hear in San Clemente

Do I need a new roof or a repair?

It depends on what’s under the tile. If the damage is in one area, a repair is the right call. If the underlayment has failed across the roof, replacing it and re-laying the tile usually costs much less than a new roof.

Can you keep my original tile?

Usually, yes. We lift it, replace what’s failing underneath, and re-lay every tile that’s still sound. Where tile has to be replaced, we match it as closely as we can.

Do you work in HOA communities like Talega?

Yes. We work with homeowners and HOAs alike, and we’re glad to walk a board or property manager through what we found.

Do you charge for estimates?

No. Estimates are free, in writing, after we’ve looked at the job.

Are you licensed?

Yes. Crank Waterproofing is a licensed California contractor, CA License #1038420.

What does a new roof cost in San Clemente?

It depends on the size of the roof, the material, the pitch, and what we find under it. We come out for free, show you photos of what we found and give you a written estimate, so you’re comparing real numbers, not guesses.

What should I do about a sudden roof leak?

Call 949.374.2628. Move valuables, put a bucket under the drip and stay off the roof. We’ll protect the house first, then find where the water is actually getting in.

How often should my roof be inspected?

Once a year is a good habit, plus after any big storm. Near the coast, salt air wears out flashing and fasteners faster, so don’t stretch it. A quick check costs far less than the ceiling it saves.

Do you work on commercial buildings, not just homes?

Both. Homes, condos and HOA communities, plus offices, retail and multi-family buildings.

How long does a roof coating last?

It depends on the system and how much sun the roof takes. Most coatings need a maintenance coat every several years. We’ll give you the manufacturer’s numbers for the system we recommend, and we can put you on an inspection schedule so it gets renewed before it fails.
